Hayling Coach House is a A spacious DETACHED (40ft) Studio building offering complete privacy and stands in the spacious secluded grounds of a 17th Century Grade II Listed farmhouse in the pretty Conservation Area of Northney Village on Hayling Island with its thatched cottages and farms with views towards Chichester Harbour and the South Downs.
Our grounds lead onto country walks through farmland and around Chichester Harbour. Being close to Blue Flag beaches we are a popular designation for sailing, wind and kite surfing enthusiasts. There are many places to go for walks and cycle rides. We are ideally situated for Havant, Portsmouth, Emsworth, Southsea, Southampton, Chichester and Glorious Goodwood.


The Story Behind the Coach House
The farmhouse at Northney Village has stood for over three centuries,
bearing witness to the changing tides of Hayling Island. Once part of a
traditional working farm, the Coach House was originally used as a
service building before being carefully converted into a spacious and
modern studio.
We wanted to create an accommodation space that blended historic
charm with modern convenience. Today, the Coach House is a
bright, airy, and thoughtfully designed 40ft open-plan studio, offering
both heritage and comfort.
For us, hospitality isn’t just about providing a room — it’s about making
every guest feel genuinely welcome. Whether you’re staying for a
weekend escape or a longer holiday, we’re here to ensure your
experience is memorable and relaxed.
One of the things our guests love most is the privacy and
independence that Hayling Coach House provides. Unlike many B&Bs,
you aren’t confined to a single bedroom in a shared house. Instead,
you’ll have your own detached building, complete with bedroom,
lounge, fitted kitchen, and ensuite bathroom.
This means you can enjoy the best of both worlds:

The warmth and hospitality of a family-run bed and breakfast.
With its own entrance via an external staircase, guests can come and
go freely. The open-plan design makes the space perfect for couples,

picturesque conservation area filled with historic cottages, pretty
lanes, and views over farmland towards the sparkling waters of

From our grounds, you can walk directly into the countryside.
Footpaths and bridleways weave through farmland, along hedgerows,
and down to the harbour edge. Birdwatchers and nature enthusiasts
will delight in herons, egrets, and migratory flocks.
Despite its rural feel, we are only minutes away from the lively seafront
at Hayling Island, making it easy to combine peaceful countryside
stays with fun beach days.

Hayling Island is famous worldwide as the birthplace of windsurfing and remains a hotspot for water-based activities. With its Blue Flag beaches and sailing heritage, it’s no surprise that many of our guests visit for the wind, waves, and harbour waters.
We regularly welcome sailors heading to events at Hayling Island Sailing Club, as well as wind and kite surfers drawn to the island’s reliable conditions. For those who bring their own equipment, our free on-site parking has space for cars, trailers, and even boats or jet-skis, all safely visible from your studio window.

Walking, Cycling & Nature Trails
If you prefer to keep your feet on dry land, Hayling Island and the surrounding areas are full of fantastic routes for walking and cycling. The Hayling Billy Line offers a gentle trail along a disused railway, with sweeping views across Langstone Harbour. Meanwhile, the nearby South Downs National Park provides more challenging hikes and cycle routes through rolling countryside.
Our location makes us a natural choice for ramblers, cyclists, and birdwatchers. Many of our guests spend their days exploring and then return to the Coach House for a peaceful evening in private, comfortable surroundings.
